Pitch for New UNLV Stadium

If the owner of the Silverton resort gets the green light, the area surrounding the University of Nevada, Las Vegas campus would be home to a massive mixed-use development akin to Town Square and District at Green Valley Ranch.

Oh, and a stadium too.

Billionaire Ed Roski and UNLV President Neal Smatresk outlined the vision for a remodeled college campus on Tuesday, one that includes 150 acres of development on the school’s west side along Swenson Street from Tropicana Avenue to Flamingo Road.

If given approval to lease the land from UNLV, Roski’s Majestic Realty Company would add retail, convention, residential and stadium space to existing buildings, while also remodeling the Thomas and Mack Center.

The cost of this project was not announced. Roski has talked of a public-private partnership, and more details are expected to be known when he presents the idea to the Board of Regents on Feb. 11.

The most attractive piece of the redevelopment proposal is the stadium, a 40,000-seat venue that would house the UNLV Rebels football team. The team currently plays miles away at the aging Sam Boy Stadium.

A new venue would likely increase attendance, along with the school’s chances of attracting star athletes. The Rebels finished the 2010 season with a 2-11 record and the basketball program has passed football in popularity.

In addition to its use as a football venue, Majestic said the stadium could be used for several events, including concerts, trade fairs, boxing matches and the rodeo, all of which are also held at the Thomas and Mack Center.

Public support for the redevelopment project is likely to come down to cost. Historically, Las Vegans have been split over the use of tax dollars to finance the construction of a major sports venue, especially because there is no professional team to play at the facility.

But instead of swinging for the fences in hopes of landing a major league franchise, Majestic may find taxpayers more receptive to building a new home for Rebels.

As far as the 150-acre development, it would be an economic boon for the center of town. The UNLV campus is largely surrounded by strip malls, forcing students and residents to venture out toward the suburbs or the Strip for upscale shopping and entertainment.

A new destination, anchored by UNLV, could be the key to redeveloping the surrounding area.
